The reintroduction of 80% LTV products

We want to equip you with as many options for your clients as possible. With this aim in mind, we reintroduced 80% LTV fixed rate products in March 2018, designed to help landlords with smaller deposits and provide extra choice for expanding portfolios.

In April 2018, to help you support your clients supplement their retirement income with their Buy to Let portfolio revenue, we removed age limits for experienced landlord applications up to 65% LTV.

Remortgage offer validity extension

Another change we made in April 2018 was extending the offer validity period on remortgage applications from 3 to 6 months. This enabled us to help you support your clients applying for a remortgage and onward purchase at the same time.

The return of Limited Company lending

In June 2018, after completing a successful pilot, we returned to Limited Company lending to help support the growing number of landlords wanting to invest in BTL within a Limited Company. You can read all the details here.

2018 saw us introduce our broker support profiles which enabled us to pass you first hand advice from the various areas of expertise that support you. We want to equip you with useful tools to help you offer the best client experience. We launched our further advance calculator in 2018 which tells you how much further borrowing your client could afford in a few easy steps.

Reduction of proofs for gifted deposits

To save you time and make the application process a little smoother, in December we reduced the amount of proofs needed for evidence of deposit. We no longer ask for any proofs for gifts up to £10,000. For gifts from £10,000 to £50,000, we just need a Gifted Deposit Template completed. For gifts greater than £50,000 we need the template plus one months’ bank statement from the donor.

Gifts received more than 12 months ago will now be treated as savings.

Changes to Buy to Let rental stress rates and new 10 year fixed products

Earlier in December, we changed selected Buy to Let rental stress rates. Plus we introduced two new 10 year fixed products available up to 65% LTV, with the option of either 5 or 10 year ERCs. Find out more here.
